Looking for that perfect property but don’t want to be stung on fees? At Alexander Philips we believe in giving best possible service with top value for money. We don’t have large company bills to pay, so we can reflect our high service/low overhead business with the best value for money in town. But that doesn’t mean you don’t get great service; we’re here to help you, whether you’re new to renting or an experienced tenant. General information

To start looking for a property, come in and see us to discuss your requirements and we’ll help you to find the right property for you. Once we have found the ideal property for you, you will then be required to complete an application to process your references; this will involve some fees being paid to us, as we need to prepare the necessary documents.

For your application to be successful, you will need to meet certain criteria for the landlord to be happy to let the property to you. You’ll need to demonstrate that you can afford the rent, and this means showing a secure job or other forms of income that is more than sufficient to meet your rent and other bills. We will take references to make sure the information you give us is correct. If you can’t show you have sufficient income, you may still be able to rent the property if you can find one or more suitable guarantors who will be legally liable to pay the rent if you don’t.

Before you move in, you will also need to pay a deposit – equivalent to one and a half months rent – which is held for the whole tenancy as security against damage and dilapidations at the end of the tenancy; please understand that this is NOT available to offset against rent as it is not held by the landlord, or by us, but by the Deposit Protection Scheme whose rules are determined by statute. You will also need to pay your first month’s rent. These payments will need to be cleared funds, so they will need to be made in advance of actually moving in.

Existing tenants – Useful information
  • If you have any queries with your tenancy agreement or any other aspect of your tenancy, please give us a ring during working hours and we’ll do our best to answer your queries.
  • It’s really important that you don’t get into arrears with your rent; if you are having some difficulty please let us know – not communicating usually means that we are forced to take legal action because we don’t know what’s going on. Also, remember that we have to take instructions from your landlord in many matters, and we have to do as the landlord asks. If you break the terms of the tenancy agreement, the landlord is entitled to take strong action.
  • If you have an emergency out of hours, please call us on the property management line below and if there is no reply leave a message.
  • Don’t forget that if you’re nearing the end of your tenancy, you’ll need to get any repairs and cleaning done BEFORE the tenancy ends.
