Right to Rent Checks

Legionella Risk Assessment

Landlords are responsible for assessing and controlling the risk of exposure to Legionella bacteria in the property’s water systems. Regular risk assessments and appropriate measures should be implemented to manage this risk.

Repair and Maintenance

Landlords have an obligation to keep the structure, exterior, and interior of the property in good repair throughout the tenancy.

Tenant Rights

Landlords must respect tenant rights by providing a safe and habitable living environment and reacting to complaints and repairs requests promptly. Except in an emergency, landlords must provide at least 24 hours’ notice to the tenant before entering the property for inspections or repairs.
