If you’ve bought a property before, you probably know what happens during the purchase process, but in case you’ve forgotten or you’re a first time buyer here’s a quick summary of what happens.
Before you look seriously, make sure you know what you want, have the finance to pay for it, and have arrangements in place to sell any existing property. You’ll also need to choose a firm to do the legal work (conveyancing) but we can recommend if you like.
Take a look at what our property adviser recommends and find your dream property.
After talking to the adviser, put in an offer and negotiate to get it accepted. The property is now ‘Sold subject to contract’.
Give the adviser all your details, including the conveyancer, and then ring the conveyancer to tell them what is happening. It’s now up to them to sort out the legalities and the finance. You may need to get a survey done.
The conveyancer will prepare the contract, as will the seller. This will take a while and all we can do is chase them for you. They will give you advance notice of the expected dates for exchange and completion.
Once all the queries are resolved, the contract for you to buy & the seller to sell will be ‘exchanged’. At this point you’re committed to the purchase.
A few more days will pass, and then the purchase will be ‘completed’. You will get the keys and can move in!
